Choose your team

Assemble the professionals who'll protect you: a property lawyer or conveyancer, a building inspector, and (if you haven't already) a mortgage adviser. Good people book out weeks ahead.

How to approach it

Get quotes from two or three lawyers and inspectors, confirm they're licensed, and ask exactly what's included. Your lawyer handles the sale & purchase agreement, title and LIM checks; your inspector carries out the pre-purchase report.

Watch out for

Using the real-estate agent's recommended lawyer or inspector can create a conflict of interest — they ultimately work for the seller. Pick your own independent team.

Common questions

Can I use a conveyancer instead of a lawyer?

Yes — licensed conveyancers can handle standard residential transfers and are often cheaper. Complex title questions may still need a lawyer.

What should the inspector cover?

Structure, weathertightness, electrical, plumbing, insulation and any signs of methamphetamine contamination. Ask for a written report with photos.
