Homes selling for less than asking price - but only just
Realestate.co.nz says the average asking price of $830k was just 0.6% above the average selling price of $824k. Coromandel had the biggest gap at 4.5% below asking, while Canterbury and Central Otago sold above.
What this means for you
Asking prices are a fairly reliable guide to what homes actually sell for, so budget around them rather than expecting big discounts. With lots of listings and fewer buyers, there may still be some room to negotiate.

Just how much could your rent go up over the next year?
Economists expect new-tenancy rents to rise 1% to 3% over the next year as listings fall and tenant demand grows. Ten of 14 regions saw higher rents in September, while Auckland held steady at $660 a week.
What this means for you
If you are renting while you save, rent may rise slowly rather than sharply, so it is worth building a small buffer into your savings plan. Comparing your rent with the cost of owning can help you decide on timing.

House prices haven't moved in real terms in a decade
Cotality says values fell 0.4% in October, a seventh straight monthly drop, to a national median of $790,987. Over 10 years prices rose 34.7%, roughly the same as inflation, and remain 19.1% below the January 2022 peak.
What this means for you
With plenty of unsold listings, buyers who have finance sorted are in a strong bargaining position. Slower long-term price growth also means there is less pressure to rush in before prices run away.
