Get pre-approval
Apply for written pre-approval from a lender. The bank conditionally confirms your maximum loan based on documents you've actually provided, which shows sellers and agents you're a serious buyer.
How to approach it
Choose a lender or broker, then send payslips, three months of bank statements, ID and proof of deposit. Pre-approval typically lasts 3–6 months and is re-checked if anything changes.
Watch out for
Pre-approval is conditional — it can be pulled if your income drops, you take on new debt (a car loan, new credit card) or the property doesn't meet the bank's standards. Keep your finances quiet between approval and settlement.

Common questions
Do I need pre-approval before viewing homes?
No — but agents take pre-approved buyers far more seriously, and you should have it before making an offer.
How long does pre-approval last?
Around 3–6 months. Note the expiry date; if you're still house hunting, ask for a refresh.
